Dallas Stars owner moves forward with condo tower in Austin
Northland Living, with fresh designs in-hand, plans to partake in the city’s downtown density bonus program.
A new development firm from Dallas Stars owner Tom Gaglardi is on track to build its first Texas project in Austin.
Northland Living’s 35-story luxury condominium community is engaging with the city’s Design Commission.
First announced in January, the 238-unit tower, dubbed the Luminary, is located at the northwest corner of 14th and Guadalupe streets near the state Capitol and Judges Hill.
Northland Living is angling to participate in Austin’s downtown density bonus program, exchanging higher heights for ground-floor activation and community benefits. It plans to opt for a fee-in-lieu as it pursues its 35 stories, which would go toward the city’s affordable housing fund.
The firm tapped a local team from architecture firm Page Southerland Page Inc. to design the building, ensconced in a mix of glass and lime-washed brick, on the .81-acre site.
The varied sizes of the three-dimensional arches at the base of the structure draw inspiration from two places: The larger arches on the eastern side were sparked by the Texas Capitol, and the smaller on the western side from the historic Mauthe-Myrick Mansion.
